Congrats on getting approved to be a tenant! Here are some things you can do to help the lease paperwork & move in go smoothly.
Rent & Security Deposit
First Month Rent & Money order are due before moving in certified funds (Cashier’s Check or Money Order) made payable to:
Ashley Property Services LLC.
Multiple money orders or cashiers check can be used for these payments. Most bring this money with them to sign the lease. Cash is NEVER accepted for any reason at the office. After your first month rent is paid and you are in good standing, you may pay in personal check, money order, cashiers check or credit/debit card (Convenience fee will be applied to all card transactions.)
Signing The Lease
A Lease is a legally binding contract so if you do not understand the lease, please consult an attorney. All occupants of the house over 18 will need to sign the lease. Tenants can come at separate times if needed to sign the lease. You will get a copy of the lease and all documents you sign, and you are expected to read through the lease to become familiar with the terms. Again, if you do not understand that lease consult an attorney. Remember to keep a copy of your lease handy so you can reference it for questions or concerns. It is important for you to keep up good communication with APS regarding issues you are having for any reason. We can’t help you if we don’t know there is an issue.
Remember to bring the following with you:
- Valid Driver’s License or Photo ID
- Certified Funds for Rent & Security Deposit
Turn On Utilities
Check out the UTILITIES page for websites and phone numbers for the local utility companies. You can call prior to move in to set up your account. This is also a time you can arrange a date and time for the utilities to be turned on.
Moving In
After all funds have been paid and tenants have signed, you can move in. The most important thing to do first is to complete the MOVE IN CHECKLIST and return promptly back to APS. This is used to help determine the condition of the property prior to you moving in. (We use this when you move out to determine if you caused any damage to the property.) It is encouraged that you even take pictures/videos of the property for your documentation. Example: If there is a hole or stain in the carpet, make sure to notate this on the MOVE IN CHECKLIST, so we know it was there before you moved in so you don’t get charged for it. This is a great habit to get into on all rentals!
Be careful moving items into the rental to not scratch the walls or damage doorways. The first 30 days you are likely to find certain maintenance issues that the previous tenant did not report. Use the Fillable form online at MAINTENANCE for this issues and any issues in the future. Texts and phone calls are not allowed for regular maintenance. If you have a maintenance emergency, please make sure to contact APS immediately by phone or text.
